Allen Residential office re opening

Hello there everyone, After a very testing time for us all it looks like life is slowly getting back to some kind of normality. We have been lucky enough as an Industry to have the ability to start to trade, albeit with a range of restrictions in place. I have chosen that we adhere to these restrictions in our own way & over compensate with the health & safety of my staff and our customers as the maximum priority. Thus, we will not be back open as normal, we will be open for business with restricted numbers of staff whilst the rest of my team still continues to work from home. This is to limit the exposure to risk of both my staff and indeed our valued customers. I would like to encourage ideally please meetings in the office by appointment only & prior arrangement. The phone lines are working as per normal and both myself, damien, craig and Louise are all directly available to talk to, text and email.…

2020 Property Rules and Regulations: Potential Impacts on landlords

This year looks set to offer a sense of continuity for the property industry considering the Conservatives’ election victory in December 2019. Policy changes either set or in motion are likely to continue as planned, with some changes and additions to be made as described in the incumbent’s housing pledges during the election and as offered in the Queen’s Speech last month.  It’s set to be a good year for the property industry overall, with increasing market confidence and improved sales predicted for 2020. But prudence is power, and for landlords and agents with a stake in the market, it’s best to be aware of the main legislative changes that could affect them in the year ahead. Some of these changes have been carried over from 2019, most are new, and a couple are speculative on the 2020 Budget–due on March 11. They all bode potentially significant impacts on sales potential and personal finance for agents and landlords and are worth taking note of now to factor into 2020 pla…

How to convert a property into an HMO 2020 Update

A house in multiple occupation – commonly known as an HMO – is a property which is rented by three or more tenants who aren’t part of the same household (i.e. a family). Many landlords let HMOs as they consider them a more efficient way to run a rental portfolio. Although there may be more work to do, the opportunity to collect rent from a higher number of tenants and a potential higher rental yield is appealing.  What’s more, certain properties and locations are tailor-made for HMOs. For example, a busy student area with large, extendable properties.  When it comes to tenants, HMOs are sometimes preferable due to potentially lower rent payments and the opportunity to live with more people. As landlords have had to deal with increased regulation and financial setbacks in recent years, such as Section 24 and the 3% stamp duty surcharge, many have looked for ways to maximise the potential of their portfolios.  Alongside incorporation, one of the most popular strategies has been to convert rental properties into HMOs in order to benefit from higher yields and rental returns.…

Allen Residential are here for you

As far as selling property is concerned we are still coordinating all our existing sales towards exchange of contracts and agreeing completion dates. Viewing appointments have been suspended at this time but we are in the process of arranging video presentations for our properties and hope to resume normal service in around 3 weeks.…
